What is moving this market in 2026.

  • 1. Density and buying power. Mexico City holds the country's largest pool of premium buyers. Polanco and Lomas keep setting records.
  • 2. A rental market that never stops. Typical cap rate 5-7% in premium areas, 7-9% in upper-mid ones. Vacancy below 10% in the neighborhoods everyone wants.
  • 3. Remote workers and foreign residents. Roma Norte, Condesa and Cuauhtémoc are gentrifying fast on international demand.

Frequently asked

What is the price per m² in Polanco?

Between MX$90,000 and MX$150,000/m² to buy. Premium towers go above that range. Supply is limited and demand is constant, which holds prices.

Why did Roma and Condesa rise so much?

A wave of international remote workers after 2020, very little new supply, and a food-and-culture scene that keeps pulling people in. Appreciation has held above +10% a year for four years.

Is 2026 a good moment to invest in Mexico City?

It depends on the area. Roma and Condesa keep rising, but the entry price is already high. Coyoacán and Cuauhtémoc offer a better price-to-upside ratio. Polanco is safe, with more moderate growth.

What is the typical rental cap rate in Mexico City?

Polanco and Lomas 4-6%. Roma and Condesa 5-7%. Cuauhtémoc and Juárez 7-9%. Premium outskirts like Santa Fe, 5-7%.
