01
Why country land near Monterrey
Monterrey buyers with means look for a second home under ninety minutes away: temperate weather, nature and privacy. There are only so many country developments with a real building code — and that scarcity is what holds value up.
02
What to check before buying a lot
The building code (it is what protects both the look of the place and its value), how dense the development is, how much of it is common area, controlled access, services (water, power), a clean title and an appraisal. A lot with no building code starts losing value with the first neighbour who breaks the harmony.
03
Where the appreciation comes from
In developments built in phases, the price per square metre climbs as inventory sells and the amenities mature. Coming in early, on a good lot, is where the difference is widest. Being close to water, to the common areas and to the main road pays.
04
Cantera Real as the example
280,000 m² in the Montemorelos valley, 1 h 10 min from Monterrey. Low density (146 lots) and 35% common area: a lake with docks, trails and a gatehouse staffed around the clock. Natural materials are required. The first house built there, Casa Cuarcita by OMOS Arquitectos, was a finalist for the 2024 Firenze Prize.
05
Financing and the down payment
At Cantera Real the plan is straight with the developer: 50% down and 6 monthly payments, with no bank and no credit check, or a 10% discount if you pay in full. Lots start at 1,800 m².
