We look at the photographs — not just the description: the materials, the light, how the house sits on its land, how well it has aged. That review is done by an AI that actually sees the images, and then a person looks at it.

Most homes do not make it, and that is the point: a correct house with nothing to say does not belong in the selection.

Every home that makes it carries a written note: what makes it different, why it is worth seeing, what it feels like to be there. It is not a list of amenities.

If we cannot write an honest note about it, it does not go in.

With agencies the commission is shared at 3% of the sale price, agreed in writing before we publish, home by home. The listing stays yours.
