By using espacio54.com, canterareal.com, the Espacio 54 apps for iPhone and Android, by writing to us on WhatsApp at +52 81 3602 3343, or by interacting with Meta ads run by Espacio 54, you accept these terms.

Espacio 54 (E54 Real Estate, S.A. de C.V.) is The Espacio 54 Curated selection: a curated selection of design homes and rentals in Mexico, chosen one by one, each with its own written note. It also develops and sells its own portfolio — Cantera Real, Las Sendas and the coastal projects. The site, the apps and our channels exist to show that selection, explain it, and put you in touch with whoever handles each home. We are not a listings portal: we do not publish anyone’s inventory.

Prices, availability and purchase terms for lots, homes or stays shown on the site are indicative and do not constitute a binding offer. Every transaction requires a formal written contract signed by both parties.

You may not:

• Use the site, the apps or our channels for illegal or fraudulent activity
• Impersonate someone or give us false information
• Try to reach protected areas (for example /admin) without authorization
• Scrape the content at scale without written permission

The texts, images, trademarks, logos and graphic materials belong to Espacio 54 or to those who license them to us (OMOS Arquitectos in the case of Casa Cuarcita) and are protected by Mexican and international copyright law.

If an agency exclusively holds a home that passes the curation, we show it with a shared commission agreed in writing, home by home. There is no membership, no fee and no network to join: the commission (3%) is paid only on transactions actually closed and deeded, under the agreement for that specific case. Showing a home creates no employment or agency relationship.

Espacio 54 is not liable for interruptions of the site or the apps, for third-party content we link to, or for investment decisions you make based on what is published here. We recommend independent professional advice before any purchase.

We may update these terms. The date of the latest update appears at the top.

These terms are governed by the laws of the United Mexican States. Any dispute will be resolved in the courts of Monterrey, Nuevo León.
